Everyone knows that house prices have been dropping, along with consumer sentiment about our real estate market. In 2004 and 2005 many thought that appreciation would never end. But it did. And so will this falling market. And when it does, the market will stabilize and prices will rebound. We may never see a run-up in prices like we did in 2004 and 2005 again, but the market should return to our normal 3-8% annual appreciation that we are accustomed to.

No one knows with absolute certainty what will happen except that the market will hit the bottom and rebound as it always does in strong markets. Some think that we are at the bottom of the market. Some think we have a ways to go. Despite the fact that the market is tough right now and the media is doom and gloom, consider these facts about our market here in Phoenix:

-The Valley has a net gain of nearly 100,000 people per year

-Housing is becoming more affordable

-Homebuilders have drastically cut back on production

-Home sales have slowed substantially

-Mortgage rates remain at historically low levels

These factors all lead to one thing: pent up demand. And when the buyers waiting on the sidelines begin to buy, our housing inventory will return to numbers that resemble those of a healthy market. So while people are sitting on the sideline, trying to find the perfect time to buy, they may miss their opportunity to purchase the best home on the block for the best price. Not to mention the opportunity to lock in 30 year, fixed rate mortgage at a very competitive price.
